This 32,200sf distribution centre located minutes off highway 401 in Dorchester Ontario is being constructed as a turn key facility for a mid sized distributor to transport goods through one of North America's busiest corridors. Through partnership with Steelway Building Systems, design includes a 4,000sf mechanic shop, ample truck storage space, 35' clear ceiling height for racking, a 600 amps 600 volts electrical service, and 3,200sf of administration space. Construction is scheduled to break ground in April 2024.

What challenges have you been confronted with in this project?

"Doing a sprinkler system without a municipal water service at the road was a unique design challenge that took some creativity in engineering to overcome.​"

What's unique about this project?

"We are storing over 115,000 gal of water for fire protection underground on this site."

What details have you been intentional with that you think other construction companies would've just ignored?

"We dressed this building up a bit by doing architectural siding on the admin with a lot of glass and a parapet wall on the metal building to make it look like a flat, conventional roof."
